House Prices Warm up in Waterloo Region in January despite Cold Temps!
I hope you are having a great start to February even with the chilly temps that we have been having over the past couple of weeks.
Even as temperatures fell, average house prices warmed up across Waterloo Region in January. New data from our local board, the Cornerstone Associations of Realtors shows the average price for all residential properties stood at $736,039, which is a 2.5% increase compared to December of 2025.
That average price reflects a 2.5% drop compared to January of 2025.
The average price for a detached home was $836,465 last month, up 2.7% compared to December but down 2.2% year over year. Semi-detached homes saw a monthly increase of 5.4%, to an average of $634,161 or 1.2% higher than what was seen in January 2025. Townhomes sold for an average of $550,873, a drop of 3% over December and a decline of 12.8% year over year.
Condos saw a monthly average price hike of 13.9% to $417,731 but that is still down 11.3% compared to January 2025.
A total of 266 homes were sold last month, a drop of nearly 14% from December and 20.4% lower than January 2025.
Despite the monthly decrease in sales volume, The Region is showing encouraging signs with modest monthly price growth in both Kitchener-Waterloo and Cambridge.
A total of 749 new listings were added to the local MLS system in January compared to 374 in December
The doubling of new listings from December to January demonstrates renewed seller confidence, especially considering January’s challenging weather conditions that we have seen with extreme cold and significant snowfall.
There were a total of 1,265 homes available for sale locally at the end of January, with 2.5 months of supply. This reflects the amount of time it would take to sell the current inventory of homes at the current sales pace.
Homes that sold last month spent an average of 46 days on the market, compared to 34 days in January 2025.
