October Waterloo Region Real Estate Update
I hope you had a great Halloween with the kids and are looking forward to all the beautiful fall colors of fall, with the leaves turning( or falling as most of mine have)
The stats are out for October and here’s a look at what’s happening in the Waterloo Region real estate market.
The latest numbers show that we’re continuing to see some adjustments in the market, with prices generally trending lower compared to the same period last year. However, there are a few encouraging signs when it comes to supply and activity.
The average residential sale price across Waterloo Region came in at $718,851, down 1.3%. We currently have 3.7 months of inventory available, a decrease of 5.1%, while homes are taking an average of 31 days to sell, unchanged from the previous reporting period.
There were 1,025 new residential properties listed and 489 homes sold through the MLS.
Not all segments of the market are performing the same way, so here’s how things are shaping up:
Detached homes continue to be the strongest segment in terms of pricing. There were 343 sales, with an average sale price of $827,560, down just 1.0%. Inventory sits at 3.1 months, which remains unchanged. This segment appears to be holding up relatively well compared to some of the other property types.
There were 43 semi-detached homes sold, with an average sale price of $568,696, down 0.8%. Months of supply dropped 14.3% to just 1.8 months. With inventory at this level, semi-detached homes are showing relatively tighter market conditions.
Condos continue to face some challenges. The average sale price was $392,861, representing a 9.4% decrease. There were 41 sales, and inventory currently sits at 7 months of supply. Buyers in this segment continue to have more options and potentially more negotiating room.
Townhomes recorded 77 sales, with an average sale price of $543,736, down 8.5%. Inventory decreased 10.4% to 4.3 months of supply. While prices have adjusted, the decrease in available inventory is something worth watching.
What Does This All Mean? I think the biggest takeaway is that we’re still seeing a market where buyers have more choices than they did a few years ago, but conditions can vary quite a bit depending on the type of property you’re looking to buy or sell.
Detached and semi-detached homes are showing more stability, while condos and townhomes continue to experience greater price adjustments.
For buyers, this can create some good opportunities, particularly if you’re in a position to negotiate and take your time finding the right property.
For sellers, pricing remains extremely important. Buyers are paying attention to value, and properties that are priced correctly from the beginning will generally have a better chance of attracting interest.
As always, real estate is local, and the numbers can look quite different depending on the neighbourhood, property type and condition of the home.
If you’re thinking about buying, selling, or just wondering what your home might be worth in today’s market, feel free to reach out. I’m always happy to help.
Have a wonderful weekend with your family!
